One North Quay is a purpose-built, 23-storey life sciences development situated above a single basement with a lower ground floor, located in North Quay, Canary Wharf.
The development is delivered as a joint venture between Canary Wharf Group and Kadans Life Science Partner (acting as NQ6 Development Limited).
Targeting BREEAM Outstanding and WELL Platinum, the building cuts operational carbon by 38% and embodied carbon by 50%. Its all-electric infrastructure and smart façade set new standards for environmental performance.
Designed by Kohn Pedersen Fox, it’s a vertical campus built for innovation, collaboration, and scientific breakthroughs. Upon its completion in 2027, the 23-storey building will be Europe’s tallest and most technically advanced life sciences laboratory.

The building includes a retail space suitable for a café at ground level and a restaurant on level 23, offering views over the City of London. The development also features conference rooms on level 1 and intermediate plant levels on levels 5, 12, and 19, which will additionally accommodate lab suites. The façade will consist of a limited number of wall types, predominantly aluminium unitised curtain walling systems, forming the basis of the first landmark development in North Quay.
